Some defects cannot be seen, so we measure them. Thermal imaging cameras reveal concealed leaks and overheating electrical connections. Moisture and humidity meters confirm damp, and a borescope lets us look inside ceiling voids and wall cavities without causing damage. Electrical testers check sockets, volta ge and earthing. Tile tapping rods find hollow tiles, plumb lines check that walls are true, and an anemometer and sound meter measure airflow and noise from the air conditioning.

What does a property inspection include?
A property inspection is a room by room check of the building’s structure, finishes and systems. We examine walls, ceilings, floors, tiles, doors and windows, then test the electrical, plumbing and air conditioning. The findings go into a report with photographs and recommendations.
What is the difference between snagging and a home inspection?
Snagging is carried out on a new property and checks the developer’s work against handover standard. A home inspection assesses the general condition of any property, new or old, including wear and maintenance needs. The methods overlap, but the purpose and the reader of the report are different.
Does a brand new property need an inspection?
Yes, it is worth having one. Newly built homes can have construction flaws that are not visible to an untrained eye, and the handover is the best moment to have them recorded and fixed by the developer.
